How Much Does It Cost to Paint a House in Philadelphia?

October 1, 2026 · 6 min read · By Andy's Painting LLC

Before and after bedroom painting project in Northeast Philadelphia

“How much will it cost?” is the first question almost every customer asks us. It is a fair question. The honest answer is that it depends on your home, but that does not mean you have to guess. This guide walks through the typical price ranges we see in Northeast Philadelphia, Bensalem and Feasterville-Trevose, and explains what makes a job cost more or less.

Typical price ranges

These are rough ranges based on the kinds of homes we paint around here. Your written quote will be based on your actual job.

You can see more detail on our interior painting and exterior painting pages.

What drives the price

1. Prep work

Prep is the biggest factor most people do not think about. A wall with a few nail holes is quick. A wall with cracked plaster, old tape lines and water stains takes much longer to get right. Many homes in Northeast Philadelphia were built between the 1950s and 1970s, and older walls often need extra patching and priming.

Outside, prep means scraping loose paint, sanding, caulking gaps and priming bare wood. A house that was painted well five years ago needs far less prep than one that has been peeling for a decade.

2. Size and height

More square feet means more paint and more time. Height matters too. A first-floor room is simple. A two-story foyer or a third-floor exterior needs taller ladders or staging, which adds time and care.

3. How many surfaces and colors

Walls alone are the most affordable. Adding ceilings, baseboards, door frames, crown molding and doors adds labor because each surface needs careful cutting in. Using several colors in one room also adds time, since each color change needs its own clean line.

4. Paint quality

Better paint costs more per gallon, but it usually covers in fewer coats and holds up longer. For high-traffic areas like hallways, kitchens and kids’ rooms, a scrubbable finish is worth it. We will talk through options with you during the walkthrough.

5. Furniture and access

If a room is packed with furniture, it takes time to move and cover everything. Clearing small items, wall hangings and breakables before we arrive can help keep the cost down.

Interior vs. exterior costs

Interior jobs are usually priced by the room. Exterior jobs are priced by the whole house, because setup, ladders and prep are spread across every side. Weather also plays a role outside. We only paint when the temperature and moisture are right, which is why exterior jobs are best planned ahead. Read our guide on the best time of year to paint your exterior for more.

Commercial painting costs

For offices, lobbies and storefronts, price depends on square footage, surface type and when the work needs to happen. Many businesses in Bensalem and Feasterville-Trevose need work done after hours or on weekends so they can stay open. That can change the price, and we will be upfront about it. See our commercial painting page for details.

How to get an accurate quote

The best way to know your real cost is a walkthrough. Here is how it works with us:

  1. Call or text Andy at (267) 752-5432. You can send photos to help us get started.
  2. Walkthrough. We look at every surface you want painted and talk about colors and finishes.
  3. Written quote. You get a clear price before any work begins.

A lowball quote that skips prep often costs more in the long run, because the paint fails early and the job has to be redone. A good quote spells out what prep is included.
